H.R. Schultz R.E. Development Completes Infrastructure at Ballston Commercial Park.
Reprinted from New York Real Estate Journal

With recent acceptance into the municipal water district, H.R. Schultz Real Estate Development has completed bringing all infrastructure to the Ballston Commercial Park.  In addition rough site work, including drainage and earthmoving are complete, making the park a "shovel ready" site.

To date approximately $500,000 has been spent on site work, with an estimated total build out cost for 300,00 s/f in excess of $20 million.

Realizing the tremendous growth potential along the "Northway" in the center of Saratoga County, real estate developer Hal Schultz made an investment.  He purchased his first parcel of land just one mile west of exit 12 of I-87, along NYS Rte. 67 - at the "Crossroads of Saratoga County" in 1978.  Today, with recent purchased adding frontage alone Rte. 67 and other additional acquisitions, the Ballston Commercial Park now encompasses over 44 acres.  The frontage on Rte. 67 comprising the office/commercial/specialty area, and the possible medical/professional offices, now totals over 17 acres with frontage on 3 roads.

Presently in the mixed use section, six business occupy three buildings with a total square footage of 47,500 s/f.

Ever aware of the "quality of life" issue involved in the location of a business and employee retention, H.R. Schultz's bywords are "live and work in Saratoga County".

Amenities include treed walking trails, landscaping, a high percentage of green space, superior on-site traffic and parking design and customized site and building layouts, creating a unique and pleasant work environment.

Ever aware of the "quality of life" issue involved in the location of a business and employee retention, H.R. Schultz's bywords are "live and work in Saratoga County". Any why not?  Saratoga County was recently sited by the Wall Street Journal as one of the top 20 fastest growing, wealthiest and most educated areas in the United States.  The county enjoys the lowest per capita county tax rate in New York State, with no increases in 8 of the last 9 years.  It is home to the world famous Saratoga Race Course, National Museum of Racing, Skidmore College and the National Museum of Dance.  Its cultural amenities and proximity to the Adirondacks, Lake George and numerous ski resorts make it an ideal place to live year round.

But why bring a business to Ballston Lake Commercial Park?  Location - location - location!  Sited just one mile from exit 12 of I-87, the park offers companies easy access to all major markets on the East Coast and Canada.  Also beneficial is the fact that a New York State Empire Zone is located in a portion of the park and qualifying companies could obtain substantial tax incentives and reduced energy costs.

The Ballston Commercial Park is just 15 minutes from a population of 135,000, 5,500 business with 64,000 employees, Saratoga County Airport and Amtrak Railroad Station.

It's also just 30 minutes from Albany, most of the Capital Region's cultural and research facilities, Albany International Airport and over 20 colleges.  Add that to the fact that 19,000 cars pass the park each day and the New York State Department of Transportation projects long-term traffic to increase to 29,000 per day.

No other site in Saratoga County offers the same central location, high visibility and growth assurance.  As Saratoga County continues to grow, you can understand why the Ballston Commercial Park is the perfect place to do business.
